The Process
📰Market Research and Strategy:

• At Luxe & Nest Interiors, our primary objective is to craft spaces that maximize revenue potential. To attain this goal, we conduct a thorough market analysis and leverage data to guide our design choices. Our approach involves understanding the motivations behind guest travel to your locale, identifying the key demographics, determining the most desirable amenities, and optimizing guest capacity for an ideal experience.

☎️Kickoff Call:

• We will arrange a call to review the project scope, beginning with our market findings and the design direction/amenities that we believe will give you the highest return. On this call, we will also discuss the furnishing budget. The recommended budget is $5k for bedrooms and $6k for common spaces i.e. living, dining, gameroom, etc.

📅Design Period:

• During your two-week design slot, we will make all of the furniture and design selections based on our predetermined strategy.

Onsite Design Installation:

• At the end of your design period, we will schedule the onsite install.

✔️Ordering Furniture:

• We will oversee the ordering and tracking of all furniture and design elements.

Managing Contractors:

• We will find, hire, and manage all contractors needed for the installation

Furniture Installation:

• During our week onsite, we will manage the furniture and design installation.

🏠Decorate and Stage:

• We will decorate and stage the property in preparation for the photoshoot.

📸Direct the Photoshoot:

• We will be onsite to oversee the photoshoot, guaranteeing that every desired shot is captured and the property is well marketed.

DELIVERABLES:

• Research and design strategy documentation
• 3D Design Boards + Renders for each interior and exterior space
• Floor plans/maps of each space
• Cosmetic upgrades - paint, wallpaper, light fixtures
• Place all orders and coordinate the deliveries
• Manage all contractors
• Manage the furniture installation
• Decorate and stage the property
• Setup housekeeping closet with staging guides for turnover partners.
